Statutory Content of Section 21

Where a contract is made with a person competent to transfer ownership in immovable property for the transfer of such property for a consideration, and it is agreed in the contract that such property or any other property dealt with by the contract shall be transferred, or that the contract shall be rescinded, or that any other benefit giving rise to a right or liability shall accrue to any of the parties to the contract, or to any other person, by reason of any other property being transferred, the contract has effect, subject to the provisions of this Act, as if the property so agreed to be transferred, or to be the subject of the rescission, or to be the source of the benefit, had been the property intended to be transferred.
