A decree for specific performance of a contract may be made in all cases in which the court is satisfied that the defendant has not performed or has not fulfilled a material term of the contract, and that the plaintiff has performed or has fulfilled all material terms of the contract which are to be performed or fulfilled by him, and where, by reason of the failure of the defendant to perform or fulfill a material term of the contract, the plaintiff has suffered or is likely to suffer irreparable loss or injury.
