What does Section 43 of TPA say?

Where a contract is made with a person as a consideration for the transfer of one of partitioned joint property, and it is thereby agreed that the transfer shall be of the whole of the partitioned joint property, the contract is void, unless the whole of the partitioned joint property is transferred. The transfer of the one part of the partitioned joint property shall be void, unless the whole of the partitioned joint property is transferred.
