What does Section 112 of TPA say?

Where a contract is made with a person competent to transfer for consideration an undivided share in land, such contract does not operate to create any estate or interest in the land, but it may operate as a contract to convey any right or interest in or over such land which the party contracting to sell is competent to dispose of, and the other party thereto is either a purchaser or a transferee of such right or interest.
