What does Section 111 of TPA say?

Where a contract is made with a person competent to transfer for consideration other immovable property than land or an undivided share thereof, such contract does not operate to create any estate or interest in the property, but it may operate as a contract to convey any right or interest in or over such property which the party contracting to sell is competent to dispose of, and the other party thereto is either a purchaser or a transferee of such right or interest.
