What does Section 18 of Specific Relief Act, 1963 say?

Where any contract is for the sale of immovable property, the court may, in its discretion, refuse to grant a decree for specific performance of that contract, notwithstanding that the party against whom the decree is sought has refused or neglected to perform or has broken any promise of performance in the contract, if it is found that the refusal or neglect or breach of promise was not due to any fault of the party against whom the decree is sought.
