If a document required to be registered under section 17 is presented for registration after the period of four months from the date of its execution, or after the period of four months from the date on which the power of presenting it first devolves on a transferee or a successor in interest, or on the legal representative of a deceased person, and the document is a document of title to immovable property, the registrar shall, on payment of the fee prescribed under section 31, register the document, and shall also register any document which is a document of title to immovable property, and which is presented for registration within a period of four months from the date on which the power of presenting it first devolves on a transferee or a successor in interest, or on the legal representative of a deceased person.
